TechCenter offers established high-tech companies the

of experts from the Urban Land Institute Advisory Services

unlimited bandwidth, redundant power supplies and great
ocean views, Redondo TechCenter is carrying on Redondo
Beach's pioneer spirit.
Redondo TechCenter is owned and operated by Metropolitan Investments,
LLC, with occupancy starting in June 2001.
"Always On" capability is crucial
to our teleco and data center tenants. Power is money and
at Redondo TechCenter we back up your investment. TechCenter's
Network Operations Center is equipped with redundant power
supplies to ensure always-on operation through two separate
power sub-grids, an uninterruptible power supply and two
back-up diesel generators.
Unlike almost any other building
in the South Bay, Redondo TechCenter draws its power from
two separate sub-grids. This provides a level of power security
that few buildings can offer. Routing and switching equipment
is connected to the two separate sub-grids, accessing the
building from opposite directions. If one sub-grid goes
down, power is almost instantaneously switched to the other
sub-grid. If that fails, our Network Operations Center kicks-in
and Redondo TechCenter's uninterruptible power supply and
two back-up generators takes care of your vital data center
and teleco operations.
If our power isn't enough, we
have the ability to increase our power service as well
as extra areas on-site for additional back-up generators.

Redondo TechCenter's HVAC Systems meet the highest national
standards. It's not just enough to have a system that properly
heats, ventilates and cools your office. If you are a high-tech

Redondo TechCenter is a Type 1 building,
constructed entirely of concrete and steel. Even though TechCenter
is a Type 1 building, we have installed a state-of-the-art automatic
sprinkler system. Thanks to sensor technology, when one fire sprinkler
head goes off to fight a fire, the entire sprinkler system does
NOT activate. TechCenter's sprinklers react to temperatures in
individual rooms.
We also know that teleco and data center
tenants require even more advanced non-water based fire suppression
systems. TechCenter is able to easily retrofit its current sprinkler
system to accommodate these special requirements.
Guarding your assets is an around the
clock job at Redondo TechCenter. And that's no exaggeration. 36
color video cameras feed into a networked hard drive recording
system which logs activities 24 hours a day, 7 days a week, 365
days a year. Through secured internet access, tenants will be
able to view live streams from any of the video cameras. Code-operated
security gates with programmability offers tenants the ability
to limit employee access to certain hours and days of the week,
as well as track all employee access.
TechCenter is also committed to working
with tenants to design security systems that go beyond our baseline
efforts.

40-foot trailer mounted generator.
The first floor through the rooftop
parking level has a minimum throughout of 125 pounds per square foot live load capacity.
A standard office building and parking garage built to code has
50 pounds per square foot live load capacity. TechCenter is 250%
stronger than standard office buildings, providing a load capacity
that is ideal for the headquartering of computer and data system
hardware.
Our load capacity is complimented
by a lot of headroom---13'10", slab-to-slab clearance between
floors.
